CLT, timber frame or hybrid: which construction system to choose for your villa

Technical comparison of the main timber construction systems: CLT (Cross Laminated Timber), frame, LENO®+ Hybrid. Performance, costs, timelines and applications for prestigious villas.

CLT, timber frame, hybrid system: which to choose for your villa? When talking about timber villas, we are actually talking about very different construction systems. The choice of construction system is the most important technical decision the client must make, because it determines the structural, energy and acoustic performance of the villa for the next 50 years. In this article I describe the three main systems — CLT, timber frame and hybrid — with the advantages, limitations and use cases of each. CLT (Cross Laminated Timber) CLT is a structural panel formed by layers of timber boards gl…

Frequently asked questions

What is the difference between CLT and timber frame for a villa?
CLT (Cross Laminated Timber) is a solid panel made of cross-laminated layers of structural timber: it offers high structural strength, thermal inertia, acoustic insulation and excellent fire behaviour. Timber frame is a structure of studs and rails with insulation-filled cavities: more economical, more flexible in design, but with lower acoustic performance than CLT.
Which timber construction system is best for a premium villa?
For a premium villa, the hybrid CLT + natural insulation system (such as the MANINI HOME plus system) offers the best overall performance: structural strength of CLT, superior thermal and acoustic insulation, certified fire behaviour, and architectural flexibility. Timber frame is more suitable for medium-performance construction or tighter budgets.
Is a CLT timber villa more earthquake-resistant?
Yes. CLT has excellent seismic behaviour thanks to its lightness (timber weighs about 5 times less than reinforced concrete), the ductility of connections and the uniform distribution of forces. In seismic zones, a well-designed CLT structure outperforms many traditional masonry structures. The Italian NTC 2018 requires specific checks for timber structures in seismic zones.
How long does the CLT timber structure of a villa last?
The CLT timber structure of a villa, if correctly designed and protected from moisture, has a lifespan exceeding 100 years. Cross-laminated timber is dimensionally stable, resistant to deformation and not subject to biological degradation if kept dry. The statutory structural warranty in Italy is 10 years; leading CLT manufacturers certify the structure for 50-100 years.
What is an integrated hybrid timber construction system?
An integrated hybrid system combines solid timber panels (CLT or similar) with layers of natural insulation (wood fibre, rock wool, hemp) in a single prefabricated element. Unlike standard CLT, which requires separate insulation, the integrated system guarantees superior thermal performance, elimination of thermal bridges and reduced assembly times. MANINI HOME plus is an example of this approach.
