After years of construction sites, project management and real estate consulting, in 2005 he founded Manini Contract s.r.l. with a clear objective: to build timber villas that are truly built for life.
Today MANINI Villae operates in 10 Italian provinces between Tuscany, Emilia-Romagna and Lombardy. Every villa is built with the MANINI HOME plus system: LENO®+ Hybrid panel, MANINI ENERGY saver technology, A4 nZEB energy class, true turnkey delivery.

Before any commitment, we analyse the land, budget, floor area, objectives and technical feasibility. No generic quotes: every project starts with a real verification.
Architecture, structure, systems and finishes are designed together, not in sequence. The result is a coherent, efficient and buildable building without surprises.
The LENO®+ Hybrid panel (spruce + LVL microlaminated) is stronger than standard CLT. Strength comparable to steel, natural insulation, A4 nZEB energy class.
Heat recovery ventilation, heat pump and solar panels sized for the project. Equipment and energy targets are defined in the specifications; certifications relate to the individual building.
A dedicated Villa Director follows every phase: regular updates, access to the site portal, tracked variations, locked price. No surprises.
At delivery, every villa receives a unique registry number certifying the construction system, materials, systems and compliance. A value document for resale.

The MANINI Company Profile traces the family’s professional roots to Pietro Manini’s work as a geologist in Tuscany in 1970. Leopoldo entered the business as a surveyor in 2005. Knowledge of the land and experience on site form the background to the group’s approach to sustainable architecture.
A villa begins with its setting. The land, access, views and relationship with neighbouring buildings shape the questions to ask before drawing a plan. MANINI’s Tuscan roots are part of this attention to context: a home must make sense both for its owners and for the place where it stands.
The Company Profile describes a path connecting consultancy, architecture, engineering, construction and finishes. For a villa, that means coordinating the layout with the structure and services, then carrying those decisions through to site. The purpose is to keep the final home coherent as responsibility passes between specialists.
Engineering turns an architectural idea into dimensions, connections and an assembly sequence. Choices affecting production need to be settled early, while materials and finishes must be coordinated with their supporting layers. Clear drawings and specifications give the people building the villa a common reference.
The profile also describes MANINI’s work with products and interior and exterior finishes. This is where construction meets daily life: a threshold, a window reveal, the relationship between flooring and doors. The desired appearance has to work with installation, use and future maintenance.
